I bought the tree in 2019. It was listed as a "Condo Avocado" on fast-growing-trees.com. It has never produced an avocado, but it is otherwise a healthy plant. I have tired of overwintering it inside. This may be a good fit for someone with a greenhouse. I learned, years after I bought it, that I need a pollinator tree for fruit production. You may have luck with grafting. I would like to keep the pot, so I will place it in a plastic bag for whomever wants it. I was given the information below after contacting the website: Thanks for reaching out! If you tree is indoors when it flowers, you'll need to hand pollinate. If the tree is outdoors, it can benefit from a second avocado. The Condo avocado is a type A, so you'll need one of our Cold Hardy avocados, which are type B- this allows the flowers to overlap when they are open. You'll also want to fertilize spring-fall with citrus or avocado fertilizer, either 7-14 days for liquid fertilizers or 30-60 days for granular. You can also go by rates and instructions on the fertilizer package.
