1. gray color washable zip cover has minor stain marks, otherwise good condition and clean
2. tapestry style zip cover in excellent condition on the 2nd futon

metal futon frame is 82” wide from end to end of the armrests
4 feet deep as a couch (how far out from the wall)

have been in a home with dog who did not enter this room or get on this futon. no smoke exposure
