Futon Chair - Increadibly comfortable, the frame is very solid. The mattress is clean of spots and spillages. You dont have to take the mattress. The chair unfolds into a bed but its too short for an adult, could be a perfect bed for a big dog. Comes from a very clean house - no smoking, no kids, no pets. Perhaps you can buy a new mattress but it needs to be checked with Futon.

The Heat alarm is supposed to be connected to the mains BUT its battery exp date is until July 2025 (!!!) - I dont know if you can swap the battery but please check before installing for your own safety.
