I bought the tree in 2019. It was listed as a "Condo Avocado" on fast-growing-trees.com. It has never produced an avocado, but it is otherwise a healthy plant. I have tired of overwintering it inside. This may be a good fit for someone with a greenhouse.
I learned, years after I bought it, that I need a pollinator tree for fruit production. You may have luck with grafting.
I would like to keep the pot, so I will place it in a plastic bag for whomever wants it.

Thanks for reaching out! If you tree is indoors when it flowers, you'll need to hand pollinate. If the tree is outdoors, it can benefit from a second avocado. The Condo avocado is a type A, so you'll need one of our Cold Hardy avocados, which are type B- this allows the flowers to overlap when they are open.
You'll also want to fertilize spring-fall with citrus or avocado fertilizer, either 7-14 days for liquid fertilizers or 30-60 days for granular. You can also go by rates and instructions on the fertilizer package.
